Dramatic Downsizing in Downtown San Diego

4+ bedrooms, 2000+ sf with a large garage and big yard - that was the American dream.  Boomers and those approaching are wanting to simplify their lives and many are doing dramatic downsizing in Downtown San Diego.  They come from every state and country but their stories are similar.  Where they originate from usually determines the floor on which they will buy.  We sold our wonderful 3 bed 2 bath 2100 sf home with a triple garage on the golf course in Oregon for the same price we purchases a 777 sf condo 4th floor in downtown San Diego.  I just sold a view 3000 sf condo at The Meridian 24th floor for the same price as the buyer sold their 7900 sf home in Mt. Helix.  It's simply a trade off and timing.   If you get more for yours you pay more to replace it.  The only variable is the interest rate if you need to get a loan.  Right now rates are at an all time low.

The number one objection I hear is that they will miss a yard and they have too much stuff.  I'm not sure what that means.  Many of the boomers already have opted for a yard service to do the menial chores.  That leaves flowers and veggies.  I love them too and you can get your fill from balcony pots, urban gardens and a visit to Balboa Park.  And what about all of that stuff?  Your kids don't want it.  No one wants to clear it out after you leave.  Most of us have had to deal with taking care of our parents stuff.  We sold all of my dad's things in a garage sale and got $1700.  $1700 for 88 years of life!  Most of us have had to deal with pushing our parents into a more simple form of life so that their needs can be addressed by others.  Wouldn't it be better to arrange for this in advance and not be dependent upon others to make these decisions for you?  Dramatic Downsizing in Downtown San Diego is the answer.  Consider a building that has as many services as you can afford.  A pared down lifestyle allows people to minimize expenses and gain economic freedom.  It shows how little you need to be happy and how simple your life can be if you choose.

That is the point--it's your choice not out of necessity because of your inability to take care of that small acreage lot.  Our team has 35 well priced listings now in downtown San Diego. I am including examples at various price points.   Contact me for an updated list of ones not yet in MLS.  619-995-1520 or use my website:  www.marshashepard.com to see my favorites.
