The HOA fee usually covers sewer, water, trash, gas, insurance on the overall building, parking and some security. The fee is directly proportionate to the services you get. A low fee usually means that you will get periodic security. Someone that walks the building every now and then. If the condo has a pool, it usually means $200/mth more in the HOA. Another factor is lush landscaping. If you see that, you can count on another $100/mth. Walk the perimeter of the building. If it is clean and looking good, then the HOA is sufficient to do the job. Sometimes having commercial businesses on the main level is good because they will control what is in front of their places.
Once we got the hang of condo life, we realized that we wanted more. The HOA at The Pinnacle where we live is $862/mth. That seems high but make a list of everything you have spent on your home in the last 10 years. Divide that number monthly and you will see that this is actually similar or less. Exterior painting, roof, landscape maintenance, water, and heating will add up fast. This doesn't even address the cost of insurance and a pool/spa. Rolled into our HOA is care free use of a beautiful salt water pool, spa, sauna, steam room, party room, movie room, guest suite, full time security, concierge and fitness center.
