What is included in the HOA cost in Downtown San Diego

I have been showing downtown condos recently to buyers from out of area and have been getting the "deer in the headlight" look when they find out the monthly HOA.  Just like Pete and I, they are shocked by the amount and base their decisions on this figure.  That is why I wanted to do a breakdown comparison so that we are comparing apples and apples.  I will be using figures from Oregon where I am originally from.  Heat is much greater than air there but both are used.  As you can imagine water is less costly there than many states.  So here are my conservative figures.

For a 3 bed 2 bath Oregon House
Gas:            $267/mth equal pay
Electric:      $40/Mth more than condo
Trash:         $36/mth
Security      $30/mth
Yard:          $150/mth w/o extras
Gym:          $100/mth for 2
Water/
   Sewer      $70/mth
Ins.             $17/mth more than a condo
Roof           $40/mth prorated over 15 years
Ext. paint   $20/mth prorated over 15 years

TOTAL:     $770/mth

And remember that does not take into consideration your water heater that is non-existent in the condo as well as the amenities such as the concierge, heated pool, spa, community room and guest suites that you have in many of the downtown buildings.

Wall of Windows.  We just listed this spacious 1451 sf condo located at: Aria at Cortez Hill  for $689,900.  The reason this unit is special is because of the dramatic views as well as the large terrace.  A Swedish influence is evident at Aria with the simplistic styling and shiny finishes.  The Master is 16 feet long and the condo has motorized shades throughout.  It's just steps to the little Tweet Street Park and very close to Balboa.  The building has all of the amenities and 2 parking spots!
